What we are looking for

The buy box

Geographic focus Maryland & Virginia Inner-suburban infill within established transit and employment corridors across the capital region.
Asset Value-add & obsolete Value-add garden and mid-rise multifamily, as well as obsolete office buildings with leases expiring in three to five years.
Scale Sub-150 units Small enough to move quickly and stay under the radar of institutional developers; large enough to matter to a neighborhood.
Land basis Value in the ground The land under a residential use must be worth meaningfully more than the standing asset before any entitlement upside is assumed.
Entitlement Demonstrated willingness Jurisdictions that have a track record of approving residential density on comparable sites, not ones that merely express an interest in doing so.
Structure Club partnerships A lean table of aligned partners per project, known to us personally, in a single-asset entity.

Who We Are

Founder & Managing Principal Michelle Yuan

Michelle Yuan founded Concord Yeoman Partners to bring institutional discipline — rigorous underwriting, transparent reporting and hands-on execution — to smaller value-add and redevelopment projects that rarely receive it, and to build each one on partnerships grounded in trust.

Since 2006, her track record has spanned the United States, China and Australia. Most recently, as Portfolio Manager in Asset Management at a leading publicly traded multifamily REIT, she improved ten-year financial models for its portfolio of roughly 300 stabilized communities nationwide. Earlier, she supported asset management, institutional LP and SEC reporting for a grocery-anchored retail owner, developer and operator, advised high-net-worth investors acquiring multifamily properties in the Washington, D.C. region, served as an Associate Director, Capital Markets and Investment Services, at a global real estate services and investment management firm, and worked on land development and acquisition projects for a retail-anchored mixed-use developer, including a $1 billion mixed-use site.

A fully qualified ACCA and an Urban Land Institute mentor to young leaders, she has worked with institutions and with high-net-worth individuals — owners who measure a decision in decades rather than quarters.
